Use case · prospecting for the real estate sector
Three steps from 314,000 properties to a dynamic list
Advanced Search & Tenant Map is built around six filter tabs, three perspectives on the same selection, and dynamic saved searches. Here is the logic — in three steps.
Steg 1 — Filtrera
Filter — six filter tabs combined freely
Advanced Search & Tenant Map is built around six tabs. Combine them freely. Each filter narrows the selection until the list contains only relevant objects.
- TypkoderSelect property category
Filter by Swedish Tax Agency property codes in the 300, 400, and 800 series. Quick selections such as Office & Commercial, Warehouse & Logistics, Industrial, Community Properties, or individual codes.
325 Premises432 Warehouses823 Healthcare - FastighetenPhysical characteristics
Filter by plot area, lettable area (LOA), gross floor area (BOA), year of construction, value year, number of apartments, and average size. Find portfolios with specific technical conditions.
- OmrådeGeography at any level
Select county, municipality, or district. Refine with RegSO areas or draw a polygon or circle directly on the map for precise delimitation.
- HyrorRent levels per m²
Filter by Kliva's calculated benchmark rents and average rents for residential, commercial, and warehouse properties. Include filters for investment subsidies.
- ÄgarePortfolio size and owner type
Search by owning company, corporate parent, or organization number. Filter by portfolio size (total BOA, number of properties) and owner type — AB (Limited Company), BRF (Tenant-Owner Association), municipal, foundation.
- HyresgästSNI code, size, and structure
Search by company name, organization number, or SNI code. Filter by number of employees, number of branches in Sweden, and whether the property is single-tenant.
SNI-kodDotterbolagFilialer
Steg 2 — Perspektiv
Three entry points to the same selection
The same filtering provides three different views. This makes Advanced Search & Tenant Map unique in a prospecting context.
- FastigheterObjects in the selection
Address, area, property code, and owner on one line.
- Property ownersWhich companies own the properties?
Ranked by size — immediately see which three owners hold 60% of the volume.
- TenantsCompanies located in the properties
With SNI code, number of employees, and branch structure.
Steg 3 — Reuse
Saved Searches — build once, use everywhere
Save the filter combination, duplicate it, and just change the geography. The same prospecting logic applies to the next region in seconds.
- Saved SearchesThe filter persists between sessions.
Saved searches are in the left menu. They can be opened, copied, and modified. Table view column selections are also saved per user and reappear at the next login.
- KampanjmallDuplicate and change area
Build a filter for Gothenburg, save it, duplicate it, and change to Malmö. A new pipeline in under a minute — without rebuilding the logic from scratch.
Concrete use cases per target group
Same tool — different approaches
Depending on what you are selling, you start in different filter tabs. Here are five typical prospecting workflows our clients use weekly.
Energy company / energy consultant
Find older portfolios with heating challenges
Filter for commercial properties with large GLA and construction year before 1985 in selected municipalities. Switch to the owner perspective — the pipeline is there.
Environmental consultant / sustainability advisor
Find companies that require CSRD or taxonomy assignments
Combine property type with polygon and add portfolio size for the owner. Filter for companies with portfolios large enough to justify a sustainability assignment.
Installers — solar, charging infrastructure, ventilation
List roof areas and owners in a region
Warehouse/logistics (type code 432) + minimum GLA + area. One filter, one list. Duplicate and change region — new pipeline in seconds.
B2B suppliers for tenants
Find the right industry via SNI code
Start in the Tenant tab, search by SNI code for the target industry. Switch to the tenant perspective — all matching companies with address, employees, and branch structure in one view.
Advisors / brokers for property owners
Build pipeline by portfolio size
Filter owners with portfolios exceeding a certain size within a geography. Combine with owner type to exclude public housing or tenant-owner associations. The owner list becomes the pipeline.
